About Milleo
Milleo provides short-term and mid-term rental accommodation in Porto, Portugal, and offers property management services to homeowners. Each apartment listed on this website holds an AL license, displayed in the footer or on its dedicated apartment page once available.
Milleo is legally registered in Germany. Operational, hospitality, and rental activities take place in Portugal, while administrative and invoicing processes follow applicable German requirements.
Direct Bookings
When booking directly through Milleo:
a) Confirmation

A booking is confirmed once you receive an email with:

Stay details

Check-in time

Payment confirmation
b) Cancellation policy - Direct bookings follow this rule unless otherwise stated:

Full refund up to 7 days before check-in

Non-refundable inside 7 days

Booking through OTAs (Airbnb, Booking.com, etc.) may follow different cancellation terms.
c) Payments

Payments are processed securely through our payment provider.

We do not store full card details.
Guest Responsibilities
Guests agree to:

Respect the property and neighbors

Follow house rules sent before arrival

Report issues promptly

Avoid activities that cause damage, risk, or nuisance

Ensure the correct number of guests as stated in the booking
Milleo reserves the right to request compensation for damages caused during a stay.
Owner Inquiries & Consultations
If you contact Milleo regarding property management:

Your inquiry does not create a contract

Any consultation or property review is provided for informational purposes

A management agreement is required before services begin
No fees, responsibilities, or commitments apply until both parties sign a formal agreement.
Intellectual Property
All text, branding, images, and materials on this website belong to Milleo. They may not be copied, reused, or distributed without permission.
Liability
Milleo is not responsible for:

Temporary website downtime

Delays or issues caused by third-party providers

Guest misuse of the property

Loss, theft, or damage to personal belongings

Events outside our control (e.g., power outages, strikes, weather disruptions)
Our responsibility is limited to the value of the services paid directly to Milleo.
Governing Law
These terms are governed by the laws of Portugal, as all rental and hosting services take place within Portuguese territory.
Any disputes will be handled by the appropriate courts in Portugal.
For administrative, invoicing, or tax-related obligations linked to Milleo’s German registration, the relevant German regulations apply.
